    The downstairs rooms are not legally bedrooms. If your tenants choose to put a sofa bed down there in their rumpus room, to pull out if guests stay over, that is their business. It may be an issue for insurance if there is a claim though.

    The report merely indicates that the lower level rooms lack the present compliance with the BCA requirements for a habitable bedroom. The height complied with BCA at the time of construction. I'm not aware this makes the dwelling non compliant for use and advertising as bedrooms. Pre-purchase legal advice is wise.

    IMO the balconys are 100% stuffed and unsafe and damaging the main structure. A structural engineer best to assess the method of replacement and repair to what is there. Some of the cracked bricks may be best replaced. A timber cantilevered balcony may be slightly cheaper but will also suffer over time and may affect floor joists where it would bolt onto. Structural engineer should advise on that and general signs of movement. eg kitchen benchtop

    Overall property seems as it should for its age. The lack of repair to the balcony's has caused some damage but hopefully its all external cosmetic. With a maintenance plan and some further investment this could be a unpolished gem.
