Selling Multi units off the plan

    Hi Guys

    In the process waiting for my development site to be completed.
    Proposed sub division has been submitted to council.
    I now need to a have a chat to conveyancer to prepare contract of sale (off the plan)

    Can someone please take me through the process from this point forward in completing the sale?
    Just concerned if I may have missed anything

    Thanks, any advice would be much appreciated

    Pai Mei? You look like Uma Thurman's gongfu teacher!

    What you would do is to enter into to conditional contracts with the Purchasers with one condition being you obtaining subdivision approval and occupancy certificates before a certain date (sunset date). You would include draft plans in the contract.

    Best to use a lawyer and not a conveyancer because of the complexity.

    How about 14 days after obtaining Sub division approval and occupancy certificate?

    Will that cut the mustard?

    WIll depends on what type of mustard you are wanting to cut. Requiring settlement so soon is not practical for a borrower either - too short, although 14 days is common.

    Use these guys, they are guns at this and they will also work out the stamp duty for each buyer as they sell very important. I highly recommend their service. Used them any times now and they know their stuff and how to deal with nasty buyers ;)
