Selling Investment Property while living interstate

    Hi
    Just wanted to see if anyone on here has managed to sell an Investment property while they have lived in a different state. If so could you please share your experience.
    I am looking to sell a property and only have 2 or so weeks to fly to location, fix a few things then list it with an agent.
    Once it is listed I will have to fly back to where I live for work.
    Is this possible?

    You dont need to go there at all. The agent can do everything (at a cost).

    Hi Seby, I sold my IP while working overseas. I decided on the sales team from the same agency as my PM. It was a smooth process since they were able to coordinate well between themselves.

    I'm global. It's an asset. I move stock all the time regardless of me being there to baby sit. Its numbers and macro. Pick the right team to sell up for you no problem.

    It is all about the agency you deal with, so you shouldn't need to take the time or spend (non claimable funds) to attend.
    So you would be better asking us for agency references for "X" suburb(s)

    I mow lawns and do some handyman repair works, and work for a few agency's.

    I take lots of photo's and quote most works, this way the owner (in Qld for the current job in Syd) can see exactly what their property currently looks like, and photos of the finished works so they can see what they paid for (being tenanted it is neglected and some maintenance works not done in some time).
    It is all about the presentation to the prospective buyer :cool:

    Wow Im amazed at how many have done it. Does anyone one have IP's in Melbourne West? And if yes who would you recommend?

    You need to negotiate that with the Agent, but it's no more than if you were living local.

    Hi guys,

    I hope you are well.

    I am asking this on the behalf of my friend.

    Can he buy interstate property? Currently he lives in QLD and willing to buy a land in VIC. Does he able to get first home buyer grant? With the jobs in qld, can his loan be approved for interstate property?

    For those that have sold while interstate - do you think you left any money on the table by doing so?

    As I have bought 2 properties with owners interstate and both times the agent didn't seem to care as much - I got well under what I was willing to pay.

    You can get the same result selling locally as well. Agent selection is key.

    You can buy property in any State that you want, so long as you have the required deposit and servicability. As for First Home Grant, you have to actually live in it. So, if you live in Qld & buy in Vic, unless you are moving into it, it's not your PPOR, is it?
