Selling 3 adjacent blocks - Southern Sydney - How to do it?

    We are looking to sell all 3 adjacent blocks (850+ sq) in Southeastern Sydney. Based on other examples in the area, you would expect a developer to show interest as you could probably fit anywhere between 6-8 4-bedroom townhouses on the combined site STCA.

    We have no interest in developing the site ourselves. Our goal is to obtain the best market price for the combined lots.

    Reading a few different blogs I have deducted the following

    - Engage a town planner /architect to produce concept plans
    - Get the concept plans rendered
    - We will not get these plans DA approved
    - Engage a valuer to provide a valuation range based on the concept plans
    - Find an agent to market and take the properties to the auction (all in a row)
    - Have the properties marketed with the concept plans SCTA
    - Put the properties up for auction with standard settlement terms
    - We are not going to agree to an extended settlement

    Just wondering if this is the best course of action to get the best market price, should we be aware of any other details?

    Also keen to get
    - some estimated costs of the town planner/architect/valuer etc
    - reliable agents who sell development sites in Southern Sydney
    - town planners who perform this type of brief

    Cost effective would be just find an agent and see what price range the land is worth..
    IF these blocks are vacant-and separate registered titles and also depending on power supply and plumbing then have a registered valuer value each site ..
    BTW I know nothing about your area -but the value is always in the land not what sits above..

    I wouldn't waste money on concept plans. Engage a few agents who have sold development sites or sites with potential.

    If I were you, I would review your last two points. If you could be flexible with terms and settlement, they will be more attractive. When I last sold a site like yours with the neighbours, 3 groups of lots were sold with delayed settlement of 6, 12 and 18 months.

    Also make sure everyone is on the same page and realistic with the price they want, etc.

    Do you own all 3 blocks?
    Is it 850aqm per block or combined?
    Can you share the suburb, or council?
    If you want the best price then I would guess that you would need to research what the highest value development may be for the land.
    It may not be townhouses, it could be something like a child care centre.
    Also, the best use of the land would be different for different people and circumstances.
    You may be limiting your purchasing market by suggesting only townhouses with a predetermined design.

    Approx 2600 sq in total, Sutherland Shire, Zoning R2.

    Nice.
    We have an almost identical situation.
    Sutherland Shire, 2 connected blocks and looking to buy the 3rd soon.
    R2 but very close to a train station so looking to get rezoning.

    Drive around and make a list of nearby sites that have been developed, punch the original street address into Google and after a few clicks you should have the info on who sold those adjoining lots that were developed ;)
    Then just cold call them for their opinion :cool:

    From what I understand zoning is decided at the local council level LEP in conjunction with state planning policy SEPPS.

    How would you get wind of a new draft policy/plan? Are there any drafts currently out there for the Sutherland shire?

    Only new to this, so forgive me if my terminology is off.
