Seeking sincere advice-property close to power lines, any tests available

    Inverse square law applies here

    Assume at 1 metre from source the output was 200 mG

    At 10 m it would fall to 2 mG

    at 100 m it would fall to .02 mG


    I have no issue with the science, its logical, preconceived notions are not.

    Did a loan not long ago, and the valuer got the distance wrong from the pylon wrong ......... and that was going to cause a decline by all of 2 metres

    had to show them how to use a scale on a map..........:(, guess we all have our bad days.

    Hi @Blueskies ,

    if we spending thus much money on a home is going to be a family home so no plan to sell let's say 20 years etc.

    Lot of other things can also impact the long term value or resale price in a +ve and -ve way. No one knows what Govt decides re future transport infrastructure etc.

    In relation to disruption due to line maintenance-that is just periodic and fir few hours.

    In relation to the risk of the transmission company installing more/bigger towers in the future to carry more load- this one is worth considering but in an established suburb where no more development or land available hard to see that happening but I am no expert so how ofter it has happened in the past???

    Is it worth fetting the EMF meter (if easily available) and geting the numbers?

    AVMs dont have emotions and cant see the visual blight, they rely on a certain data

    More so, AVMs do well for properties that are below the median for the location, AND do have some negative features - power lines being one, train lines roads etc

    Obviously CBA will let you use that for an 80 % purchase, but you would not need a val, they would more than likely rely on contract

    An AVM is Not something you could sell the property for.

    I sub divided a block of land and did not realise there were high voltage power lines at rear, they looked like normal power lines. I ended up with a HV power easement on the rear block. …. ouch

    When I went to sell the two blocks I had to discount the block of land at rear due to high voltage power lines/easement.

    It also limited my market, as many buyers were not interested, I had to discount the rear block by about 10-15%.

    My recommendation - do not buy anything that is anywhere near hold voltage power lines. It will also impact on valuation of the property if you need to refinance etc.

    MTR is correct, was my experience when selling properties near voltage power lines ...

    have you done a drive by? maybe visit the site in person and take a few photos and then post here, then ppl can advise. :)

    Was it the arieol shot (a bit like the Google Earth shot)? The lines are large enough to cause concern (but different to say, a real photo could tell more)

    How was the drive by experience?

    100 to 300 kV. They are the "medium" ones (carrying 3 phases on each side - so 6 main wires. the 2 thin wires at the top are lightning protectors. 500kV are the big ones - so high that you can only have 3 lines horizontally.

    What would be the main difference from the following and ebay one's

    Home Test Kit - For Hire (AU Only)


    Enr meters costing like 150$ (for hire I think) and the ebay ones are around 30$

    Not all of them, the $30 ones are a Toy ie very basic. It is nowhere near sad sensitive to emf sad the commercial units.

    One of these approaches the professional version. Linky

    It is not so much the tool but the knowledge of how to apply it costs you $$

    A consultant in this field don't come cheap.
