Seeking Insights: PPOR to Rental

    I'm not sure if this is the best place to post this, so moderators feel free to move it elsewhere.

    I'm looking to buy a PPOR, live there for the next 10 years then rent it out when we're ready to down size.

    I'm interested in buying near new, but not ruling out house and land packages in Sydney South West. With that said, can you please recommend a few active forum members on here I can follow and learn from. I've benefitted from the forum in the past, but I haven't visited since around 2016. I don't know who's who, so I'm interested in learning from those who have knowledge in these areas:
    - Buying and transitioning from PPORs to rentals.
    - Accessing equity
    - Good knowledge and experience with near-new and house & land packages.
    - Sharing insights through posts and discussions.

    I'm just after self study and connecting with others at the moment.

    What's the point of strictly having this plan to want to convert your PPOR to an IP in 10 years time? As opposed to say, seeing where you and the market are at financially in 10 year's time, and deploying your capital strategically.

    Huh? Why would converting your PPOR to an IP affect that?

    Many here wouldnt be advocating a new H&L package esp in a new release as growth will be constrained by massive new estates being further built. Look at Orchard Hills / Gregory Hills as a guide. Lots of land.

    10 years is a long time.
    Who knows what you'll want to do then? Buy the house you want to live in for 190? years. If you think you MAY make it an IP better to put excess cash in offset rather than pay down the loan.

    We bought our proposed retirement home in Sydney in 2012. Changed our mind, sold it in 2020. Things change.
