    When I signed up with LJ Hooker there was a really sensible property manager. Unfortunately, as happens, she left and the next one was a bit disappointing but still did the job. Then she left and the current one is really ineffective. There have been several problems.
    I posted last week about her stuffing up the date of my inspection by including a clause in the letter that the tenant could decline - which she did. Now the inspection has been done without me, on a different date and with no problems resolved.
    Please please please can you recommend a pleasant and experienced adult in the area who can help me keep my tenant but still get her to replace the drain/plug that she ruined and open the window a little when cooking? Is it really that much to ask?

    If you were happy enough with the previous pm, have you stalked your previous pm on the fair trading website to find where she's working now?

    Good idea. Will try to remember her name. She left to have kids but it was a while ago now.

    Hi @WattleIdo. What you are experiencing, sadly is very common and in most cases it is because PMs grow their portfolios to numbers that are unmanageable! Not uncommon for 1 or 2 PMs starting with a small portfolio but eventually having to look after 200 - 300 properties! It is also the case that big agencies are most often focused on Sales as it is the sexiest part of the business.

    My suggestion to you is to look for smaller agencies in your area, ideally that specialise on property management. The smaller their portfolio their more likely you are to be treated well. I can't think of any that operates in your area of the top of my head but there will be some.
