Second kitchen plumbing costs

    Hi all

    Has anyone built a second kitchen that uses a bathroom's supply & drainage?

    I'm wanting to build a second kitchen inside the yellow line. The house is on slab though.

    What would it involve and how much would something like this cost?

    All thoughts welcome.

    If the sink is the only thing needing to be plumbed in then it’s very low cost to pick up the bathroom vanity’s hot & cold water and waste. Different story if you want to plumb in a new refrigerator with filtered water & ice dispenser somewhere further away.

    Just a sink - But I've heard a few things about drainage pipe size requirements and rules around floor waste etc.

    Have you done anything like this before?

    Council approval, plans. Changes to wall surfaces (a kitchen is a wet area), power supply (eg Oven, fridge circuits), lighting, ventilation (eg exhaust), plumbing to waste in slab, water supply (h&c), floor levels re cabinets.

    I would probably also consider what happens in shower when someone in kitchen turns on / off a tap.

    Strata approval ? That living room appears a small room

    Is this a strata property? Or freestanding home on its own Torrens title?

    I've had new floor wastes put into concrete floor and it cost around $2000. I don't believe you'd be able to hook it to the vanity waste in the bathroom

    Should be no problem hooking up to the vanity drainage plumbing. You will have the plumbing visible in the vanity cupboard but as long as that is acceptable no problems

    Will the vanity pipe be big enough? I’ve heard heard you can’t plumb the drainage to vanity if it uses a floor waste.

    I’m getting plumbers through but it doesn’t look like it’s very clear right now.

    Vanity has a 38 mm waste, KS will require 50 mm. You can't connect a larger pipe to a smaller pipe downhill.

    The vanity will charge the floorwaste.

    Floor waste or shower waste is likely to be a 100 mm down to 50 mm pipe then to 100 mm.

    Due to the number of fixture units, you'll need to connect the kitchen to 100 mm pipe. Also need to check whether you require a vent.

    That sounds expensive especially given that the house is on a slab. Any idea how much I should expect to pay for the plumbing?

    More is the question why? Are you looking for a second dwelling under the one roof without considering fire safety? Houses have one kitchen for a reason.

    Council generally won't approve a second kitchen with cooking facilities to prevent multiple dwellings under one roof.

    What are you on about - Get off your high horse.

    At no stage have I said I plan to do this illegally. I'm trying to get a sense of the process and costs from those who have done it. I've also stated that I'm getting plumbers through.

    Houses are allowed two kitchens that follows appropriate regulations and that's what I intend to do.

    As per above - mine was around $2000 to cut into the slab, lay new floor waste and connect to outside pipe.

    PS I don't think @Scott No Mates was on his high horse. Just making sure you are aware that if the extra kitchen is to create a dual occupancy that there are many other expensive and legal items you need to be aware of.
    And even if you aren't doing dual occupancy but want to rent out by the room and have 2 kitchens make sure you don't venture into the boarding house number of occupants or you could be up for even more dollars.
