Search domain/re.com everyday?

    Just wondering do you search domain/re.com everyday (or multiple times a day even) or just set some kinda search and let it spam you overnight? Getting a little unmotivated to search especially work hours and there's gotta be a more efficient way to search :)

    I've set up saved searches and flick through those emails as they contain the new properties rather than going through all the ones you've already seen.

    If I'm not actively looking, then I just delete the emails from my inbox but still keep the saved searches as it's great to have a quick look to see what's for sale in areas I've already purchased.

    Yep, search it everyday. Always either looking for something to buy myself, keeping on top of markets in general or doing a rental appraisal / review.

    Also have auto email alerts setup for bargains.

    Setup searches to auto e-mail, then do a proper search when time permits or looking at things outside the search criteria.

    If you are looking in a particular area build up a good rapour with local agents so they contact you prior to properties being listed...if its a hot market it becomes more difficult

    As @Coota9 said contact the local agents, make sure they know you mean business. Set up a property profile for them so they know exactly what you want and let them come to you.

    Agreed in a hot market this will not likely work though.

    I have given and give some very generous 'gifts' at Xmas time to a select few of the ones I know well and trust.

    Thanks all but building rapport with REA is probably one of my biggest weakness :(

    Will stick with setting up searches and be spammed.

    Haha nice thread.

    I've done daily searches on R/E and Domain for years. I've seen properties put under contract within hours of listing and occaisionally being listed as already under contract.
    The 'bargain' buys only last a few hours, if they get listed at all.

    I do not think they go that quick all the time, to give an example, I guess rapport got me an off market op in a hot market, vendor must have paid for advertising anyway, as soon as settled, ad went up and then marked sold shortly after.

    REA's really like this stuff, look how good we are, we sold it, and almost in record time, we have buyers waiting to buy your place, so just sign here please... :)

    I do not rely on it, nor expect anything, nor do any sort of formulated show etc, but if you can relate to agent and they feel your serious, it cannot hurt.

    Look at it this way, between hundreds of agents, there will be a % you can speak easily with, and a % where you may as well bang your head against a wall, you only need a few good ones with places you want :)

    Bit of a challenge when I haven't sat foot on the ground and meeting them face to face. I seem to do OK with the ones I've met in person but not to the point they will give me a call on off market properties.

    Ah well will keep on trying.

    How you deal with things by e-mail and phone is also part of it, but, make no mistake, unless it is a real buyers market and the agent is motivated, they are not going to be calling en masse with off market opportunities.

    Some agents do have lists where they e-mail people they know before the ad, but that usually means you would need to be able to act straight away & that is not exclusive.

    Receives an email, either follow it up or toss it. Ditto with calls, ok thanks but not really what I'm after so here's the profile of stuff I would like to purchase can you help me out please or looks good send me a contract and will get back to you.

    I am no sure exactly what your saying.

    But I only inquire on what I would buy, so if I get an e-mail or call back, I will ask some more & unless some major drama, will organise to be in area to look (and look at anything else)

    So you meet agents, either way, some you have a good laugh with, some you walk away from.

    I check re.com every day...
    Last place we purchased was advertised on a Tuesday morning. Private inspection that afternoon and sold that evening.

    Most agents upload on the Thursday - best number of hits as punters start looking and booking on the Thursday evening and Friday for the weekend.
