    What makes it more valuable than the one over the road at $499K+?

    I am pretty new amd its my first property.
    I have just checked the market estimated value and RP data report for this and offered 515k.
    Thats the reason seeking advice.

    It's relatively new and you have not had to go through the hassle of building. It looks like it's a good price given comparable sales. The property is in good condition.

    Do I think there is a profit to be made at resale in future? Unlikely. The block is tiny. It is flat though and lots of people like that.

    Putting a garden in might make the property more appealing and some new paint. I quite like the wall paper though.

    Advice about what?


    Painting over the feature walls and getting the mould cleaned off the back patio (from all this wet weather)

    Why did you make an offer on it. Is it for an IP or your own home?

    Was the offer of 515k unconditional?..

    Plus look at the price for this property in flood zone Rocklea ,sure it floods highway constant noise with all the late night Brisbane market's but it's rentable,and as I had a silent interest in a property in the street ,and someone within this site owned that property ,just goes to show the in-balance in value as the below link from what i'm told sold for less then 200k..

    Agent replied , it was happly accepted by us not owner ..owner's final price is 530k

    Sorry this doesn't make sense. Either the owners accepted your offer or they didn't. If they came back with a different price, then they have NOT accepted your offer.


    Why would you make an offer on a property if you are not sure about prices in the suburb?
