    Some local jobs flow on as the shops and centre will need employees

    In regards to Paralowie/Burton hopefully it will alleviate some of the youth unemployment of the area. But as DT mentioned probably too far for any immediate benefit in regards to prices. It will make an impact in regards to convenience, especially the District complex. Currently if you are shopping for any kind of clothing/apparel you have to travel outside of the Lga to Eliz/TTP.

    I think the suburbs that will benefit most are Salisbury east/Brahma lodge/Gulfview hts (already going gangbusters) and Para hills west.

    We also have TTP/Eliz/Parabanks and Golden grove all under going major revamps/developments. The closest to Paralowie, Parabanks(excluding Hollywood) has almost finished its make over. Unfortunately this was scalled back by the owner whom had originally planned a much larger development, but spat the dummy after loosing a lengthy court battle to block the Saints rd development.

    For anyone in Adelaide who hasn't shopped at Parabanks i highly recommend the experiance. Once you have negated the entry roads into the center, which remain unchanged from 1840 and designed for horse and buggy. Then negotiate a mass of traffic lights unparalleled in number and density any where else in Adelaide. Then in the centre you will find yourself driving in circles for at least 10 mins to find a park, which is exacerbated by the fact there is a cemetry located in the middle of it. Once parked you can stroll into the shops and enjoy the entertainment of parking rage incidents along the way. Which are made more so colorfull by the multicultural/Lingual aspect of it.

    For some reason i have shopped there for 35yrs, i guess it funny how some things just grow on you. :D

    $25 million expansion of the South Australian Produce Market (SAPM) in Pooraka get building approval

    AN ENORMOUS one-stop, food shop geared at supplying South Australian produce to wholesalers as well as the public has been given the green light in northern Adelaide.

    Potential tenants are being sought to help power a $25 million expansion of the SA Produce Market in Pooraka after planing approval was granted by Salisbury Council.

    The new precinct will give small to medium-sized food processors the chance to take their businesses to the next level and capitalise on the market’s trade of fresh produce between wholesalers, growers and hundreds of retailers.

    The plan is to replicate a much smaller version of the world’s largest produce market at Rungis in southern Paris, said Angelo Demasi, the market’s chief executive officer.

    “Household buyers will be able to access the produce for the first time with a secluded front area available to the public,” he said.

    The precinct will enable operators to process and provide fresh fish, meat, baked goods, and produce to wholesale clients and retail customers

    Northern community hub designs released

    “Our community now understands that this is first and foremost a community facility that will be a focus for the renewal of Salisbury City Centre,” Ms Aldridge said.

    “It will be a place where housing, jobs, shopping, transport and council’s administration and service delivery all come together in delivering enhanced community services.”

    Hmmm... decent yield.

    I`m no expert but was up that way this arvo (yesterday now lol) and went for a drive past and a drive thru too. It is an older building, guess ~60s, and does show it`s age. Looks better in the listing pics. Could do with some maintenance externally but without getting out of the car (it was raining) could not see any cracks or major issues although it may have issues relating to its age and upkeep. No idea of internally except for the pictures.

    It is in a reasonable location , for the area that is, located about 500m from the major shopping centre. Close enough for the local bogans to get their shopping home by trolley, before abandoning it. Also the train station and bus interchange is within walking distance, about 1Km. IMHO it would likely attract rather low quality tenants, but there are plenty of worse properties and locations around.

    Have previously had a brief dealing with the same agent, and would advise caution, verify anything and everything. Indeed, do your DD, including a professional building inspection.

    You know I wonder sometimes with shopping centres now implementing those sensors on trolleys to prevent them working outside the car park of the centre; combined witb major supermarkets going 100% single-use-bagless in coming weeks; what effect this will have on rentals that are 'walking distance' to local shops. Especially in these lower-socio areas.

    Do you ever see ALDI trolleys dumped and laying around? I sure don`t, they`re always from the large duopoly or IGA, whatever. Appears that just 1 or $2 is sufficient incentive for most shoppers to do the right thing. The odd stray trolleys are soon returned by kids earning pocket money or pensioners for pokie money. German innovation, efficiency and social engineering at work in our community! The cost savings are then returned to the consumer by way of cheaper groceries. Win win! :)

    6 Amsterdam Crescent sold recently for 535k. You can see the petrol station in the rear in the photos but it was a great redevelopment from what it was previously.

    This is a lofty price for that area, It sold for only $232,000 less than 5 years ago. Alot of housing trust in that area, right next to noisy Parafield airport and two main roads with alot of heavy vehicle traffic. That kind of money
    will get you a buy in some much nicer spots, e.g Salisbury hts:

    Top 10 Undersupplied Rental Markets

    Salisbury rental vacancy rate at .2%.

    I've been invested in, and following this market for many years and have never seen a rental market like we have currently.
