    Thank you for pointing out the blindingly obvious . Especially in the low price range. You're asking for the impossible .

    Double digit .... Safe ..... Could pick that up in early 2000's . The best we've picked up recently is around 7-8 for properties without having to do work though I know some of the more creative members have done better with adding value .

    I did see one brilliantly yielding block of units in launceston a few months ago which I think was over 10 and would have been interested , but we had , for the first time , hit a serviceability limit. I did mention in a post re tassie and noticed it sold fairly quickly for a property like that . It was centrally located in a good position , but ? 8 units and way over your price range .

    Ok my title did sound a little vague I know there are risks but I have seen townhouses around north of Logan at 10% and know it's Logan but I need to increase my borrowing capacity and I'm sure there's a bank that will include the whole 10% in my borrowing .

    Have you seen an investment savvy broker? There is a big difference between a bank manager, a broker and a real broker as I have found out on my property journey.

    My lending capacity based on my income is $110k and I have $50k equity, my buying capacity based on my dept level is $147k and I'm with the cba so I need to take my deposit to another bank that will accept around 10% or more than 7% in the numbers to increase my borrowing capacity to get back in the game ?
    That's what my broker has advised .
