Routine inspections ?

    Does your agent routinely inspect your commercial property ? Just wondering if this is standard or not. I’ve owned mine for a very long time and I don’t know of inspections are done.

    My PM does it every 3 months but not sure if he really does it or not since I haven't heard anything.

    A commercial property is inspected every 3 months?

    There is generally no need to inspect commercial premises because maintenance and outgoings are tenant responsibilty.

    Building inspections could be required but not through a property manager because property managers are not licensed builders

    Also commercial tenants make good any alterations or damage to buildings.

    What would a property manager be looking for in an inspection?

    It depends on the management agreement - when I had a major client, I would undertake 2 inspections per year, where possible, this would be tied into the annual fire safety inspection which the owner/agent signs.

    Inspection shows up issues of a capital nature which the tenant is not liable but also to ensure that the tenant is keeping the premises maintained as per the lease requirements.

    @Xenia - Not all leases are nett & owner's so have liabilities that they cannot contract away from.
