    This was sold at 630k in July 2016. Considering the prices are back at 2016 levels, i would say teh same price.
    As a value add, the current owner has added a granny, so add another 150k considering some benefit to the current owner.

    So the actual price should be about 750k to 780k. Now it would be interesting to see how much this gets sold at considering the yield where a bit of bloated figures are given. The rental is more likely 400 plus 320-350 I'd say. That should not, however, change the price if people be smart.

    I would definitely not pay more than 600k plus 125k = 725k then add another 5% decline expected = 690k :D:cool:;)

    OK it's Rooty Hill, so it's a bit more upmarket than the Druitt.

    Lets look at it closely.

    Pro's: dual residence on a more than average size block with a good return. Granny flat looks decent from the outside. House looks neat.

    Cons: a bit of a main road location. The house is next to a lane way for crying out load. Ooh, don't like those trees in the background...any clay sewer pipes?

    It's a fair walk from the RSL and on the wrong side of the tracks. If the tenants don't walk out legless from the club they easily could be by crossing that rail track.

    I'm thinking $639, 950.00

    Really? It is generating $830 a week already

    Yeah. I went low ball. With uncertainty in the market I wouldn't go more than 700K. Maybe it's worth more in different circumstances.

    Its a brand new 3 bedder. $400 is less than an older townhouse of similar size. What would you pay for it?

    Currently actively looking in the area (though this particular property has no interest to me)

    Its pretty hard to find a property in rooty hill for under 600k (specially a brick dwelling)
    Add the second house (looks like a dual occupancy not granny flat) which probably cost high 100s-200k, 830pw rent and no price on the ad i would assume the owners are expecting 800k

    Ideally i see it valued around 700k. Current market anything under this would be a good buy (not making any comments on market trends future etc)

    This is under offer now, lets see how much it actually sells for. I will guess around 700k. And yes, granny flats in Rooty hill can rent for $400 a week (although more likely to be 370-380).

    What's the median house price at Rooty Hill area/Mt Druitt currently?

    I'm from Melb but I was up that way in Western Sydney a few years back and the prices were booming.

    Rooty Hill you're looking at 700K.

    The Druitt about 750K. Although the satellite suburbs of the Druitt are much less than that.

    Heck, if the outer suburbs of Mt Druitt were 750K median we'd have people sleeping on the footpath outside agents' doors wanting to sell (myself included).

    From 2013 house prices did sky rocket out here.

    So you were out this way a few years ago? Hope you didn't get mugged lol.
