    Easier said than done. We had a squatter pacing the footpath of our property armed with a knife and waving it around - called the police they couldn’t attend as they were under resourced! This was in Broadmeadows in 2016 and we weren’t game to citizens arrest him whilst he had a knife. Police never bothered showing up in the end.

    Slightly different, usually boarding houses may also include meals, laundry, etc. and these services are differentiated in the accommodation agreement from the rent so if there is a reduction in service it can easily be remunerated etc.

    that's what has been happening last 10 years and why there is a lack of rooming houses across Melbourne. Owners don't want to deal with this crap even when the rental yield seems high (if they pay and don't destroy your place) It's near impossible to find an agent game enough to manage and I would not recommend anyone to run a rooming house (uni student ones are better) unless you have some serious muscle behind you

    thats exactly like air bnb, higher yields but more issues and more headaches,

    your solution to demolish the building is ludicrous,

    they could just change it to a big house and get a secure tenant
