Roof tile relay and rebed

    My Brisbane IP has tile roof leaking. Plumber told us that "cause of ingress is due to nail clip which is used to secure roof tiles. There is no foil insulation directly above the area of concern and is the reason ingress has been noticed internally"

    I have got two quotes to relay the roof tiles. One is $4800 and another is $6800. Roof plumbers are sourced from HiPage website. Do you think if the quotes are reasonable?

    Do you have any recommend any other roof plumber?

    Can you post photos of the roof? The tiled rooves I've seen (not many of course so only speaking from very limited experience), the tiles don't have any nail through them, there are clips etc, but that shouldn't affect the tile, and the way the tiles are laid gives the water proofing. I think you should definitely get a second opinion because that's a lot of money you may not have to spend. On rooves where no sarking has been used, under heavy wind condition it can blow the rain horizontally/up etc and it gets in between the gaps of the tiles, sarking would stop this coming down to your ceiling, so just unfortunate if you don't have sarking.

    That's a big difference in the quote,how old is the roof and how long has the section been leaking,or it's leaking in various parts of the roof..

    Just there are couple stains on bedroom ceiling. Nothing is serious but it is better to fix before it is worse.

    Gees, I hope you're not being taken for a ride by the contractor, from the looks of that and what you've described, I'd say you have perhaps a handful of cracked tiles and they just need to be replaced. Unless I'm missing something, it sounds like they're trying to get you to pay to redo your whole roof??! :/

    On mine, which was the same as what you have shown photos of, I had around 20 cracked tiles (nearly 30yo property), I paid for a full roof resto and it cost me around $2k to replace cracked tiles, pressure clean whole thing, fix any mortar needed, and re paint the whole thing including fascia's and downpipes on a 3/1/1 (~110sqm single story brick and tile property).

    The ‘nail in side lap clips’ are/were used by Boral. See the screen shot below taken from the Boral manual.

    See also this link to the Renovate forum where they suggest that they can be related to leaking. I would be asking Boral for advice, I think.

    If all the clips have failed then relaying might be the best approach...
    Concrete tile clips

    Just remember that concrete tiles don’t need to be sealed/painted to be waterproof - that’s purely cosmetic.

    However, you do need to replace cracked tiles repoint or rebed if needed, and fix any issues with the roof battens etc that support the tiles.

    Quotes maybe high because you're asking a roof plumber to do roof tiling..

    Try sourcing a roof tiler...

    Approx floor area of 180 sqm

    Quotes (3) to replace broken tiles (30) and re cement areas of ridge capping. $1300 to $1800

    Same but with painting $2400 (1 quote). I have seen painted tiles look crap after 10 years so I looked for a company with warranty and had been trading for a long time.

    To replace broken tiles and remove and re cement all ridge capping $2500 (1 quote)

    So $4800 to remove and replace all tiles and redo ridge capping seems fair to me considering quotes I got for less work.

    I do not see thousands of dollars, or even a grand here....replace cracked tiles, make sure gullies are clear of leaf...the capping looks ok.

    You can always have freak downpour with freak wind and it will be driven to places it would not normally go.

    By the photo's also look at the galvanised valleys as this is often a spot for water to get through also

    I'd second having a look at the valleys as well, no point fixing the ridges if you don't do the valleys which are rusting.

    I got quote $1210 from a roof repairer, compared to $6800 from another for the identical works. Tradies will ripe off us if we do not get 3 quotes.
