Roof inspection - how much and what to expect

    Hi - first post - new to investment etc.

    We bought a free-standing 15 y.o house in Brisbane earlier this year with a corrugated iron roof - low "fall of roof". Not sure of exact angle but I'm pretty sure it's less that 10 degrees - there's actually three separate roofs each with different falls.

    In the original property inspection there was some paint bubbling under one of the eaves. I spoke to the inspector and others and it was considered superficial. That said, I thought it would not hurt to get a roof inspection done to make sure drainage was okay. I've got quotes for inspections from two "specialists" and they range from $200 to $1,000. From the look of the higher quote they seem to do mostly factories etc.

    Does anyone have experience with this sort of inspection and any suggestions / what to look out for etc?

    Could the bubbling be from previous build up from gutters. Is the property surrounded by a lot of foliage?

    Thanks for your reply. Yes and yes :) I guess I should just ask the tenants to report if there is excessive runoff from the roof (eg. a blocked drain) in one of the downpours. Forgot to mention that the building inspection did not look at the roof due to the height (two / three stories off the ground at the front). I guess if there's run off I should simply get someone to go up there and clean the gutters and check downpipes with a hose.

    I would get a quote from a roof plumber for free. $1000 buys a lot of guttering and downpipe
