I question how many properties Scott and wife solely own. His business does sell "commercial property sydication" which implies a part ownership (unit trust?) That said their strategy for commercial has paid well. Its far harder to repeat the leverage of the past now and timing was a key element of their fortune. And I'm sure Scott would also be one to sell the features of a tenant paying outgoings including land tax which is not evident in resi portfolio's

    Well I quote the accc
"Businesses are not allowed to make statements that are incorrect or likely to create a false impression."
    False or misleading claims
Or maybe he can use this disclaimer
"These types of claims are known as ‘puffery’ and are not considered misleading."

    Fastest growing businesses.
It all about marketing and PR. And the fine line between "presenting the good side" and "lying by omission"/

And yet that's what all these stories are promoting.
Some of the original article was deleted. Something about traveling to Sydney every weekend and doing an MBA. And being refused 1 in 5 loan apps, I think.

Do you think you would have $100m of property if you could get finance @ 80% lvr for every cash+ property you found?

Eighty percent LVR is pretty hard to achieve on commercial property .
Is the portfolio worth $100m ?

His portfolio is said to be 23m.
I posed the question as by reading the article I got the impression that finding good cash flow equates to banks lending money. Which was not my experience.

I just started listening to his commercial podcast in the last couple of weeks, and have heard him as a guest on a number of other property related podcasts. I find his comments to be pretty good, he seems pretty knowledgeable and has a good way of explaining things. He doesn't come off as a shark or trying to sell his wares, although he does mention his buyers agency every now and then, but it isnt over the top.

how much more generous were the lo-doc/no docs compared to non-bank lenders? Non bank lenders seem to have pretty good serviceability. (not having to conform to APRA).
