replacement of an extractor fan in a block of units

    hi,

    would love to hear opinions on this please.
    would the replacement of the extractor fan (this is currently situated on the roof) in a unit be the owners responsibility or the body corporates responsibility? currently, the fans are regularly serviced by the body corporate, it was picked up that it was faulty and requires to be replaced

    If it services more than one unit, is original, doesn't have a special resolution/exclusive use/by-law for your unit etc it would be body corporate's responsibility.
