    I was going to suggest OP has their PM give the tenants details of any community organisations that assist with housing etc. with the notice. This is something I do regularly with tenants who are going to find it very difficult to secure a new property because of issues such as hoarding. If they can't find a place to live you are stuck with them while you go through tribunal and get them out.

    Also, speak to your local council. In Melbourne I had a contact at a couple of the local councils who had people around specifically to assist hoarders and refer them to specialised assistance and housing. This is worth doing, I've seen main roads shut down due to hoarders. :)

    I think termination is the best option from what i have read and a major concern is the hoarding becoming or already being a fire hazard. Best of luck.

    Hoarders have a mental issue and it wont change. They invariably let the internals to to rubbish and the yard isnt any better with piles of stuff littered around. Can cost tens of thousands to get it all removed. Fire, hazard, vermin and worse.

    Easier and cheaper to tell them to leave. Investors primary focus is on return on investment. Charity and social work is for others.

    Hi,

    Isn't your property manager supposed to check the IP periodically? The majority of PMs I know check the properties under their management every 6 months . As you stated "over the last two years", I am just wondering what they were up to with their job.

    you'd think.... sadly unless one sees evidence (full report, photos, follow up actions, commentary etc etc etc) don't assume it is happening. A lot of the agencies, in the quest to build massive portfolios and with little efficiencies in place, are overrun by the grind of the day to day issues and are struggling to keep up.
