    Dear Jay,
    get on the telephone and insist to speak with the Manager. Ask them
    1.How many hits has it had on the interenet add?
    2. How many people have inspected it
    3.What was there feedback?
    4.What action have you taken to act on this?
    5. If there were any changes based on this, what is the cheapest/ quickest alteration?
    6. Does it need New photos?
    7. Does it need cleaning grass /garden tidy up?
    8.What tIme of day were the opens? Are they catching the right demographic?

    Then find one that takes a bit of pride in their responsibilities/ accountability

    Some agencies don't send a statement if there is nothing to distribute, however if you absolutely require a statement with a zero balance just request one and they'll produce it.

    How did this go Jay?

    It is not unusual in the current economic climate for properties to remain on the market for a longer time. Over a month is kind of getting up there though.

    What is unusual is the lack of response and feedback from the agent. For difficult to move properties they need to be sending stats and reports and suggesting an alternate plan of attack.

    Also is it coming up on page 1 of re.com.au for the area? If not they need to feature list it.

    Spoke to them today, they said the had an application. A couple on Centrelink with a single child. They've applied for a bond loan so I'll know by tomorrow or Thursday the latest if that is approved. Not the ideal situation but I'll have to take it I think.

    No it was not coming up on the first page, I guess it gets pushed down and the newer ones go on top?

    yes it does get pushed down but part of a property managers job is to keep it up the top and SEEN.
    Secrets don't sell well in real estate.
    Great that there is an application. Is it in an area where centrelink is a common form of income? If so then it could be OK.
    In SA we ask for bond approvals from centrelink to be done on the same day.
    We are facing a tight market at the moment so acting quick is key.

    Good news you may have found someone.
    Might be better peace of mind if they go on Centrepay as well.

    Tenant will be moving in to,or row morning :) and yes on Centrepay as well. Thanks formal your replies everyone.

    Still need to follow up that missing stament however o_O
