Rent increases for 6 mth leases

    Hoping someone can assist, as multiple PMs have provided conflicting advice...

    For periodic leases and fixed term leases over 2 years, you are only allowed to increase the rent once every 12 month period.

    However, is this the case for 6 month fixed term leases? (I.e. you cannot increase the rent everytime the tenant renews a 6 month fixed term lease,but rather only every second renewal)

    (NSW and QLD)

    For QLD: rent can be increased 6 monthly for both periodic and fixed term leases as long as agent/owner gives tenants 2 months notice in writing (unless it’s during a fixed term then rent cannot be increased unless stipulated within the agreement at the time of signing).
    Not sure about NSW sorry. Below link from RTA should help :)

    In NSW on a periodic agreement the rent can only be increased once every 12 months (with 60 days notice).

    Rent.

    At the expiry of a fixed term the rent can increase (also with 60 days notice) but doesn't specify that its limited to only once every 12 months.

    QLD-

    Periodic
    Rent can be increased on a periodic lease with 2 months notice but not sooner than six months from last increase.

    Fixed Term
    Rent can be increased with the signing of a new fixed term lease with no notice required, but also not sooner than six months from last increase.
