    Hi, id like your views on whether or not creating a doorway from the kitchen/diner to a large 'walk though' room would pay for itself?
    It would create another living space/study with direct access to the kitchen.
    It would also mean you could separate the existing lounge from the rest of the house. The current lounge is quite small and already has direct access to kitchen /diner via a large sliding door.
    I wanted to do it for reasons of sharing the house but also need any $$ spent to increase the value of the house.

    It would be helpful if you can draw a rough mud map of the whole house.

    As a general rule, you'd be lucky to get even your costs back as increased value for most renovation work.

    It takes specific planning and consideration on the type of work and the type of property before you start seeing greater than 1:1 returns on costs usually.
