Hi All Been on this group for a few years now, but have been silent over the last year due to finishing off my university degrees (Construction and Architecture). Have 2 months left so starting to look at the next step. The quick recap for the people Started on a 2 bedder in a development area in 2017 (5 percent deposit), fast forward couple houses later (25% percent) on a 5 bedder family home in 2020 (Here for foreseeable future). I originally purchased house 700k 2 years ago, Is now valued at around 1-1.1m. My Questions is (Its a dated house except for kitchen everything is original 80s home) Do i use my equity to redo house, keeping a 1 dollar spent 2 dollar return approach and then leverage equity (Obviously relies on complete valuation, pretty confident on figures) Or do i use the equity now and buy and IP? I want to begin to take the right steps in that 10-15 years have an income from properties and can semi retire. So just want to make sure each step is the right one and i dont take 3 steps back.
