I have tenants in my house in Qld but they haven't returned the renewed lease yet it's been over 7 days. Not sure what I should do
Are you self-managing? Is the lease finished now? If so, you could get in touch and ask if they want to renew. They might just be slack with their paperwork. If they might be moving soon, then ask what they plan. The risk is they could move a week before Christmas. They need to give you only a short amount of notice on a month to month lease. I self manage and have good communication with tenants, so I'd be happy to just ask them. I don't know your circumstances but maybe just ask?
Considered talking to them? Not sure what the deadline is for renewing in qld, its 28 days here in Adelaide. Unless there's a mutual agreement on renewing or finalising this one is going to roll onto a periodic lease. Once that happens you'll have to follow a slightly different set of rules.
