Removing wall

    How easy is it to remove part of the wall between 2 rooms? To make it one big room.
    Do I need council permission? - hornsby council. The property is 15year old

    note the green highlight I want to remove bit make it big room obviously covering other open wall ( family)


    Anyone has idea how easy is it? Will I be needing a builder or handy man can do?

    You need a qualified builder or engineer to advise about whether it’s structural - and the support requirements if so.

    If it’s structural I, expect you need a permit to demolish - as it’s a safety issue.

    how about coverting the family room with door and jyprock? Is it easy?

    If the house is only 15yo then it will likely be a truss roof and it may be possible.

    Someone would have to get into the roof space and determine if the trusses are designed to clear the span or load bearing on that wall

    As others have said, if the wall is stud framed, it will be easier and cheaper. A builder or framing carpenter will be able to do it (check licence conditions for allowable trades work).

    This is ground level …there are rooms upstairs

    That's a pretty big omission from the initial post :confused:

    Almost pointless, unless you are prepared to throw $15,000+ at it o_O
    (Will still have a beam across below ceiling height)

    Save the cost of a phone call and the builders time ;)

    Having another floor above will affect loading and how a builder would go about the work. They can't simply slide a beam into the roof space as there's another floor.

    Neglecting to mention it isn't obvious, it's a different question.
