Redevelopment potential

    Hi all,
    First time poster here.

    I am looking at various established properties in Victoria for a knock down and rebuild for multiple dwellings e.g. 2 or 3 townhouses.

    For example, if size and dimensions are not in question, how would you gauge prior to buying that a block of land will be suitable for redevelopment?

    Would you typically engage a draftsman or town planner beforehand? They will be able to confirm any easement restrictions? Ability to remove trees on the block etc.? Limitations due to zoning (GRZ1, NRZ etc.)?

    Keen to hear your thoughts and thanks in advance!

    Town planner - experienced and skilled. Not specific to location. A good planner will be able to advise and provide quick overview. Ideally someone who deals with multiple locations. A good planner will be able to answer all those questions, and more

    Drafter - usually location based, focussed on design outcome not necessarily the nuances of planning provisions.

    You need to do a little homework first - purchase cost, what's happening in the area, end price - these will help you determine the type of outcome you wish to achieve. The finesse of "can it be done" follows. Each property is different. Each client's objectives are different
