R-Codes / Subdivision Query

    Hi all, I am about to re-start the process of subdividing my block to build at the back. Whilst I am having a designer draw up my plans properly in the coming weeks, I just want to satisfy my own curiosity and ask about the attached.

    I had a colleague quickly draw this up years ago and my query is regarding the minimum lot size for the battleaxe.

    R30 min. battle-axe size=410sqm
    20% (max 82sqm) allowed from driveway
    Lot B 271sqm plus 79sqm driveway=350sqm total

    Wouldn't this figure need to be 410sqm in order to comply with the R-codes? If not, I'd love to know how this can work. Always asking, always learning. Thanks in advance for your help!

    It is all in the interpretation. If you were to go green title ie seperate driveways and nil common property then you would have to meet the battle axe conditions. Since it is survey strata then you can apply under the grouped dwelling requirements so minimum 260sqm average 300sqm etc

    Thanks @HD_ACE that makes sense! Now just to get around a few other minor issues and I will can start calling myself a "developer" :)
