Question about how EBM insurance works

    Do I just call them like any regular company, or are they represented by brokers of which some are more highly regarded than others?

    If it's the latter, is someone able to recommend the best broker?

    As a PM I'm one of their distributors (after undergoing some training), so we have a portal that I log into to request a new policy. We also get a 1st year discount for new clients. Happy to assist if I can? Otherwise I believe you can also contact them directly to arrange coverage.

    Awesome! I have 6 properties I would like to check to see if I can get a better deal on. I will call AAMI tomorrow to double check what I'm currently paying then PM you to see if EBM is able to do better.

    In effect EBM are no different to your larger insurers as far as how you deal with them- you dont really get to pick and choose your representative for taking out policies or making claims, though it's not a huge company so we come across the same people over our time.

    Get a quote, compare coverage, throw away your trashy bank or big-insurer policy :D

    If it were me, I'd also get a quote from PIP and Terri Scheer as well. There are some policy differences between the three, but they're all head and shoulders above the lip service 'landlords' policies you get from places like CBA, ANZ, Suncorp, RACQ, etc.

    EBM will give you a slight multi policy discount if you have 5+ policies with them and a better discount for 10+ policies

    Check Aami's policy on loss of rent when outside of a fixed term lease. A while back I had a tenant in arrears so i didn't sign a new 12 month lease. By the time we got her out she had paid up to a point just past the fixed term end date, so aami would not cover loss of rent past that point. I moved all of my policies to EBM the next week.

    They still have covid embargo on landlord policies. An accredited PM will need to do it for you :)

    Are you talking about EBM? I have emailed them and they said they don’t offer loss of rent for any new policies due to covid. Should I speak to a PM instead to do this for me? Will I incur additional costs? Thank you

    No additional cost, some even get a discount.
    If your PM is too lazy to get accredited what else haven’t they been doing ?

    EBM all the way for me. Professional and quick. I think they are significantly better than others. Don’t know about TS. Didn’t need anyone other than EBM :p

    Main weakness I'm aware of with EBM is that the rent default coverage is 6 weeks (Terri Scheer is 20 weeks). Benefit is they cover up to $1500pw on their standard premium vs TS at $1000pw and then increases sharply.

    Ok I've finally got some time to get my affairs in order. I'll PM you separately. What info do I need to prep for each property? I remember when I signed up for AAMI they had a million questions to ask me about each one.

    Hi All, snapshot of recent renewal vs last years we got platinum cover on landlord insurance from EBM combined with building and contents ($65k)
    Also, why EBM charging commission- is it worth going directly to Qve (underwriter)
