    So I went to a ooen home today. There was a line of visitors waiting to get in. I say bad advertising by the agent.

    Yep looks like a decent turnout for sure. Let the doomers and gloomers start commenting now how there is no-one showing up to open homes.

    It is bad advertising if you genrate interest by low price but quote higher to visitors.

    Thats called under quoting and I believe agents are legally not allowed to do that. Ppl can complain to the real estate board or whoever regulates agents (I forgot their name).

    This is on Yarraman Close. REA has severly under quoted here.No way it can be 6xx-7xx.

    Easily around 870-920 mark with 600sqm land. House is okay condition

    No. She was saying 680-750. House was smallish and in bad condition. For 800k there are much better options in the area.

    Ultimately the sold price will be the indicator of whether it was good or bad advertising. It can work either way.

    Got a couple in the area. QH has been nothing but pure gold since we invested there pre boom. Only regret is not buying more .

    And the market is very strong still . I read in another thread about QH going down . Um yeah ok.

    Quakers hill is been doing good even in the slow market as it has most of the things for both young and growing families. I just see the good houses in good location of Quakers hill being sold in max 2 weeks. Also the rental demand is strong in the area now as compared to the last 1 year

    Completely agree. My PMs telling me to increase rent but I am happy to be a little below market rent as all the tenants I have are absolutely fantastic. They are really looking after my assets for me.

    This just sold for 850k...after being put on the market near the mid 9s......

    Call the agent and ask what they got......

    That's because it's not worth mid 900s. Also they cancelled open and decided to grab the offer. That could have affected the sale. Regardless, imo, it aint worth mid 900. more like mid 800 which is where it sold at and should have originally been marketed at imo.

    Would be a lot less...maybe 730-790k .....if they are lucky....it is virtually around the corner... so @hash_investor is probably spot on...

    My rough guess would be the 750-800k mark due to the poor condition. I'd be surprised if it gets less than 700 or more than 830k. It will only go for less if the house is in poorer condition than even the pictures show. Hard to tell when you haven't inspected it.

    What I already don't like is the agent is putting a range and its only been on the market for 3 days...wtf? Ridiculous to me. I know some agents do it and I disagree with the marketing.

    I like how they had to photoshop the overgrown grass out but you can see it around the edges. Like how hard is it to mow the lawn prior to a photoshoot
