NSW Quakers Hill (house) - good option for IP

    QH is still under dog.
    3b decent size block ~500sqm getting sold around $700k. A Townhouse $50k less.
    I think this suburb may have good returns for IP. But untill then seem to be negative geared.

    Any thoughts on QH as IP option?

    Returns are low across Sydney.

    What is your driver behind purchasing an IP in Sydney at this point in the cycle?

    Sydney returns are low if you buy currently.

    Growth wise Quakers hill has lot of potential due to the big block sizes and livable houses when compared to its neighbors Schofields, the Ponds etc.

    Inexperienced buyers are buying small blocks around 300sqm in Schofields with the shiny house for around 900-1 million. In comparison Quakers offers good value and more chances to add further value by small renovations or adding granny flat(more rent).

    Also, there has been good demand for rental properties in Quakers hill.

    What other suburbs do you think are similar in position to Quakers hill?

    I'm not aware of similar suburbs where you can secure a house with 500 sqm block for 700k unless you go further out
