QLD- Is State Assessment and Referral Authority required for residential builds over a tunnel?

    Hi,
    We are about to build a house in Brisbane over the clem tunnel. We have just been submitted an application (DA for character code) through council using our builders town planner ($4000). Council have responded after 3 weeks saying it needs to go through state approval ($6000) as we are building over a tunnel.
    We built next door over the tunnel 4 years ago and this wasn't require? Have things changed or have council just got it wrong?

    Hi Dave

    Why don't you get your town planner to sort this out? What is their advice? In my opinion, referral is not required to SARA as the Clem Jones Tunnel is not a State-controlled Transport Tunnel or a Future State-controlled Transport Tunnel so there is no trigger for referral under the Planning Regulation 2017.     Are you sure that referral is required due to proximity to the tunnel? Could there be another trigger? i.e within 25m of a state controlled road etc?

    Hi Dave, you will more than likely require a referral to SARA. If you aren't sure, just call them directly on one of these numbers: Loading...
