Purchasers right with a bad tenant

    I saw a house in Penrith council .House is good and reasonable price , However the tenant is a shocker ( there was poo on the floor , rotten food everywhere , cannot believe someone lives in there ). Vendor has served a notice and waiting for the person to vacate . My ask has been to complete eviction before I sign anything . I am yet to get a solicitor opinion . Any insights on how to deal with this . I am keen on this property ,but not keen on spending time with tribunal etc . I am unsure of my rights as a buyer. Any help pls.

    If you settle with it still in place you will inherit any problems

    You may have no rights and inherit the poop and the pooper. Contract advice on specific clauses may be wise.
