Purchased PPOR subject to periodic tenancy in NSW. Can I give 3m notice during settlement period?

    I bought my PPOR at auction on Saturday! (NSW)

    It is subject to an existing periodic tenancy. I did not want vacant possession because I'm currently renting on a fixed term lease which expires on 1 February 2018. Ideally I'd move in to my new home towards the end of my current lease so I'm hoping the tenants stick around for as much as possible of that time!

    If I give them 3 months notice on settlement day (2 December) then they'll have until 2 March to vacate. I might have to stay with family for a month. So my question is, can I give them 3 months notice during the settlement period? If so, I would give them notice in late October (now-ish), which would mean they need to vacate by late January.

    They aren't your tenants yet so you can't, but you might be able to instruct the current owner/PM to.

    A lease is generally seen to survive property ownership changes, so I doubt this Notice would be 'reset' by the sale.
