    Has anyone used Maryanne Birch Real Estate as a property manager? We are looking for a new manager and were reccomended them and would love to hear of any experiences

    My two cents - keep location into consideration. Morningside to Moorooka is a 23 minute trip so if you need to release your property and they have to do three inspection a week, they are looking at applying over 1 hour in and eight hour day just to do a 10 minute open for inspection at your property. Two ways to do your research

    1) Homely and RE.com offer a great find an agent service where you just put in your suburb and they list local agents
    2) My favorite way - jump into re.com and send an email enquiry to the agents that currently have properties for rent in the area - this will give you a great indication on their customer services and also you know they already have stock in the area.

    No issue with the current recommendation - just be sure to ask
    1) how many properties in the suburb they manage
    2) how many properties your allocated property manager manages
    3) do they have a dedicated leasing office or does the pm manage properties and do open homes
    4) how many years experience your pm has

    Good luck - I know of this office and have never taken a property off them or heard any negative reviews either.

    Always best to go with a PM that is strictly their only business and not part of a big chain RE agency. You will get more service this way. Don't go near Hot Property Specialists, East Brisbane - shocking!

    There is a lot of value re: boutique specialist property management agencies - always assess who responds to your inquiries, and who follows up on your questions - another way to assess what kind of service you will receive
