Property Manager Wallsend (Newcastle NSW)

My wife's place in Wallsend Newcastle will be needing new tenants at the end of the year - after her brother moves out, so we are looking for property manager recommendations in the area.

I know @Michael_X mentioned Engage property in another thread, but couldn't find details of their fees and there was some spelling/grammar mistakes on their website which drives my wife mad, so they may not make the short list!

Anyone else got any suggestions?

Notwithstanding, Christmas time isn't great for finding tenants! - would like to get the ball rolling on this now. Thanks

 

I use Leah Jay Maitland and they have been great - they have branch in Newcastle. Might worth a call.

Ah yes, the current update is - so far my current PM is awesome regular updates and good communications (tenant is notorious on being late with payments, as in tribunal 3-4 times a year - would have change them if market is better)

 

Ok great. Just wondering if they selected the tenant though? 3-4 times at tribunal doesn't sound ideal!

 

They did (a different PM), the location of the property doesn't help

 

We have one with Arnold Property. They did find us some excellent tenants and we chose them as they had a rep for finding quality tenants. Could be a bit quicker with some responses, but I self manage everything else so can't compare.

 

Ok, thanks for the info. What are the fees for finding tenant only? And what's the process - they find a few potential ones and u pick and then sign them onto a lease direct?

 

By "everything else" I meant our other IP's in the portfolio are managed by me, but this one is managed by Arnold. I think the management is around 7%? So they found and manage our tenants/property. I'm not sure if they have a fee for screening only, however with another agent I had them find me a tenant and the fee was 1 week rent plus lease fee of $33 or something.

 

Haha - sorry, mistook the "everything else" was for that property. Still - an interesting idea.

 

I have a recommendation against - True Blue Reality. They are as cheap as they sound, and provide the level of service you should expect for the price.
