Property Manager - initiated signing us onto RP data portal?!!

    So

    I'm wondering if any other rental property owners have had their real estate agency / property manager take the liberty of initiating signing our details up with RP data property portal.
    whereby we can logon and view all our rental property details / financial rental details etc

    And prior to us activating this, RP data have a multitude of terms and conditions!!

    Sorry but I don't like this, I've told my managing agent that I'll keep dealing with them directly as has worked fine for years and request that NONE of my information goes onto a 3rd party portal.

    This is going to become the norm and is nothing nefarious. It is actually a great improvement to providing owners with a 24hr access to your information. With technology these days the service to owners is only going to improve and I hope landlords and tenants embrace this change!

    Our office is currently in the process of moving over to a server based, minimal paper system. The portals just allow landlords and tenants quick and easy access to the documents you want at anytime, 24/7, without having to go through the hassle of contacting your PM if you dont want to.

    In terms of how it works ( in our instance) all files are located here in the office on our office server. The portal just allows access to these files so non are moved or given to anyone 3rd party as its all done in house. We arent using rpdata though so unsure how their setup works.

    If they are any good, I actually would like this kind of system, especially if it cut down admin works for PM and allow me access any relevant documents 24/7 without emails - I like my documents right here right now :p

    RP Data/Corelogic own a PM software system. This may be what the PM is using, thus the portal. I don't believe it actually shares this information with any other parties (ie. RP Data when you do history searches) - I might be mistaken, but I believe this is likely what you're referring to.

    I don't think he's referring to that.

    I think he just means submitting data to RP data corelogic database...

    e.g. as an agent or user of RP data the agent can submit updated intel to RP data. e.g. correct the number of bedrooms and bathrooms and carports upload pix etc.

    I think the owner (OP) wants to suppress this info doesn't want rpdata to know because that's what ATO uses to estimate the rent yield.

    The downside is some websites that use algorithms that guestimate property value will undervalue the property. Also banks use RPdata to do their valuations, this will also be punished as they will be lower than what they could potentially be.

    are the rest of you landlords into portals?

    what information do you look at most of the time (frequently)?

    what do you find the most useful?

    People rave about the portal included in PropertyMe , especially when you have properties in multiple states with PMs using the same software and it shows your whole portfolio in one login.
