Property Manager in Deception Bay

Hi All,

I'm looking for property manager recomendation.

Bought my first investment property and signed up with the same agency that sold it to me, after a recommended property manager could not take it.

At the time they said they would rent the property in 2-3 weeks. Its now 6-7weeks in and they have no idea why the property is not renting!?

Any help is much appreciated.

Who is the PM? Is the rent set at an appropriate level?

 

Sounds like time for a new property manager.

 

Ray White. I have already said if we need to drop rent value so be it.
There's one day worth of repairs that they were unable to arrange yet. Quote is approved for about 10 days now...
It's really frustrating

Marcio, how come your preferred property manager couldn't take the job?

There's something wrong here, as the vacancy rate in this area is only around 2%. If you're asking fair market rent then you definitely need to call at least two other property managers in the area and ask them if they can rent your property straight away. If they say yes, then tell your current property manager to have the keys ready to give to them. You'll get a result one way or the other.

 

Who would you recommend?

If you are expecting to find a decent PM in the area cut your loses and look elsewhere to invest. I would happily live here, but having to find a decent PM is a different kettle of fish. I have tried many over 12 years, the best you will find rates around 6-7/10, most around 5/10 or less and most with inflated opinions of themselves. This included those recommended in threads by people who obviously don't have much experience if they are impressed by those they recommend.... based on my inquiries with them.

 

There are some good PM’s on this forum that are not paid members and cannot advertise the fact, but if you check their user profiles you’ll find them and their contact details.
