Property manager - Carindale area (SE Bris) - any thoughts?

Hi all.

I'm looking at getting a PM to look after my townhouse in the Carindale area. There are a lot of different real estate agencies, and property managers, in the area.

I'd love to hear of any recommendations (or horror stories) from anyone else who use a PM in the area.

Do you have Onsite Manager? I would use them if I were you.
It is not easy to quantify which is better: OSM or outside REA, financial-wise and non-financial-wise. I feel that in the longer term, you should be able to build a better relationship with the OSM. For one, they have far more intimate knowledge of the Complex than any outside REA, and it is in their best interest to have you in their Letting Pool.

 

No OSM here (only a very small complex), otherwise I would probably use them. Thanks Pumpkin.

 

Ah I suspect that might be the case.
We are managing 2 properties out of a Complex of 5, and sometimes I feel like ringing the other 3 Owners and see if they'd like to come to us. To me that just makes sense because we have more understanding of the Complex, and both our Owners sit in the Committee. Also dealing with the BCM is quite challenging too.
So with that, I would suggest you look into the PM looking after your neighbours.
Just dont appoint anyone based on price alone.

If you can wait a couple of weeks these guys would be my pick.

I recommend emailing various preferred agencies and commencing 'conversations' to identify who you feel comfortable working with - take notice of who responds within 24 hours, articulates shared expectations and provides helpful information
