Property Management - with a difference

    We are currently self-managing a number of properties and have one long term tenant about to vacate in a couple of months.

    We are looking for a property manager/agent with a difference – we need someone to handle the exit and entry reports, handover of keys for the exit and entry and conduct any inspections on our behalf. These will most likely be a once a week open house rather than one off ad hoc times. We’ll do the rest – advertising, tenant selection, lease preparation, ongoing collection of rent and management thereafter.

    I really think there’s a gap in the market for this type of service, where you can basically select the services you need rather than the whole management of the property.

    The property is located in the outer northern suburbs of Brisbane. Any recommendations for agents that would look at this type of service?

    Looking at the task break down you propose, sounds like they're doing the stuff that requires actual physical presence. I'm not in Brisbane so i can't help, but curious what you'd be willing to pay for such a service to make it worthwhile for all parties?

    Problem with this is that the fees for this will probably be more than most clients are willing to pay for it to be worthwhile business-wise.

    You're effectively asking for a 'Let Only', plus someone on the ground to do routine inspections and the exit report. I assume you also organise maintenance?

    I don't think this is such a bad idea, though I do recommend you let the agent take care of the whole letting process- We have access to much better marketing and process the application with the context of having met the tenant in person (which is very important). I can't see any reason why you can't prepare your own paperwork, but lease preparation takes so little time it would probably be easier just to let the agent do it.

    Also, as agents we can outsource our inspections so I can't see why you couldn't too. I've never used these services because I much prefer to see it with my own eyes, but I would suggest they'd probably offer a better inspection than the average Property Manager if you could engage their services?

    Maybe a combination of an agents Let Only and an inspection firm would be ideal?

    Some agents will offer a let only service, however you are likely to pay a premium over what an agent would usually charge to source a tenant where they are doing the on-going management. Given the premium, it may end up being similar pricewise to just let the agent manage the property for 6 months and then terminate the appointment and self manage from that point forward.
