VIC Property management post settlement

    Hi, I’m not sure if this is the right forum to ask the question, so please excuse me if it isn’t.
    I recently bought a property in VIC, settled recently. However one of the special conditions on the contract of sale has not been done. I’ve contacted the agent I bought the property from and I was told this will get fixed at no cost to me. My dilemma is I feel obliged to continue with the current agent as the issue is not fixed. I’m concerned if I move agent it will not get fixed at all. I have no experience in investment properties before and I wonder if I decide to move agent in the future, is there a cost to break the agreement with current agent? I’m not sure if property management agreement has a time limit (ie one year or 6 months?). Thank you in advance.

    What is the issue needing fixing? Would certainly be best to stick with existing agent till it’s done given they have knowledge of the issue.

    If you haven’t signed an agreement you should be able to move to a different agency at any time without penalty.

    Wouldnt let the issue stop you from choosubg whichever PM you prefer. Arranging repair is easy enough around tenants etc

    The fact they let it lapse is probably a good sign they might not be a great PM.

    Probably shouldn't have settled if there was an outstanding issue, but that's all irrelevant now.

    I would personally stick with the agent until it's sorted, but maybe keep an eye out for someone else to take over if you feel they're incompetent.

    Shouldn't the Sales team be organizing this fix? There's usually a bit of a divide between the Sales and PM anyway, I don't think you should feel obliged to stick with them- do you have another PM In mind?
