I am looking for something which can model

1. Multiple properties bought in different years and impact of changing sequence - $1.5 mil IP now versus buying $700k now and $1.5 mil later.
2. Allow adjustment in yield and CG and assess impact on income and net-worth
3. Impact on serviceability during the acquisition phase
4. Model P&I loans and I/O loans and switching between them
4. Allow adjusting common variables like interest rates , salary percentage, rent percentage, cost increases from year to year;
6. Tax saving from negative gearing and depreciation

I assume property advisor like empower wealth use something similar.

 

everything u just outlined can be done in excel/python or with chatgpt in 10 min.
