    I never tendered so do not know but I am settling on another property next week
    Seven and a half percent net yield funded at 2.7% .

    sounds like CBA at the depth of the GFC

    28 bucks with a 7 % plus rtn .

    Have many a client that bought 100s of thousands with borrowed cash

    True that. IVV 10%+ pa for last 10 years: NDQ 24% for past 5 years. But sounds like most lender don’t allow to use house equity money for shares investment without a SOA.

    I have not found any financial planner yet. Here is my attempt to build a simple financial modelling plan to achieve $500K per annum passive income by investing in commercial properties (daycare or medical practice) . I have made simple assumptions like 5 properties of $1million each and consider different return scenarios of 5%,8% and so on. Loan repayment at 2.75%

    Please share your comments and advise what can be improved / corrected.

    Which website is popular for NZ commercial property ? Also, if we structure through a company , does it not mean that CGT benefits can not be availed when commercial property or stocks are sold to realize the profit?

    I believe for an australian permanent tax resident there is CGT on overseas property .

    I think you hit the key point. To have a secure job with high pay, this would be greatly enhanced. Of course you can do so by running a business or over the year, accumulate real estate or whatever generate cash flow. But I have found banks like the former.

    It's worldwide tax rules for Australian permanent tax residents :oops:! Ps stay a temporary tax resident :p
