    I suppose it would be very easy to find out if in fact these area are still doing ok, prices are certainly not rising, but that is the case everywhere I think

    I do like the North Perth area and I do like the DAP process, but I'd prefer a smaller boutique sites with a lesser reliance on pre-sales. At 60 apartments with a 25% margin and 70% debt cover from the banks, you are looking at 30 sold with 10% deposits before going to construction. It is tough on the ground as many developers are offering 5% or $5k deposits with plenty of incentives.

    Bad ground. that development has been going for years.
    take a drive down kayle st behind it. all the rooflines are sagging (particularly the older homes). major cracking in brickwork.
    must be build on a swamp or old refuse.

    @Aaron Sice designed them. Pre-sales must have been completed ages ago before construction commenced.

    are you talking about Meridian?

    I didn't design those, but the co I work for did the development - they were part of a design and construct that Builton pretty much demanded - anything they build must go through McDonald Jones.

    It's all ex-re-claimed land from Smith's Lake.
