Properties being sold only to investors

    I've been advised that some REAs are selling properties only to investors because the REAs want to keep the tenants on their books, and perhaps for other reasons. Is this a function of stage 3 or stage 4 restrictions or geography? Can anyone shed light on this?

    Seems a little strange to me.
    Who "advised" you? A buyers advocate?

    There is nothing tying a property or a tenant to an agent.

    Agents.are bottom feeders and don't particularly care who signs on the dotted line. As long as it generates a commission ;)

    I doubt that. Most agents would want to get the highest possible price, rental commission is peanuts compared to an extra sales comm.

    A friend who has had calls to REAs not returned when presenting as a buyer of a place to live and calls are returned when presenting as a buyer on an IP. The reasons did seem a bit suss to me, which is why I asked. Thanks for the replies, most helpful.

    I have a friend who is a specialists in selling volume deals to investors.
    They sell built 20-30 apartments at a time.

    No retail at all. No interest in retail .

    Might it be that they reckon that a PPOR buyer will express interest but owing to virus issues with viewing, B&P, finance etc it will all be too much like hard work, whilst lots of IP buyers have no issues with buying sight unseen - Margaret Lomas reckons all IP buyers should buy unseen so as to keep emotion out of the transaction.

    Sounds interesting - Are you across any more details on this? In CBDs or suburbs or a regional play? Is that a mainly yield play they package as (build to rent proposition) or similar, then on-sell to an investor? Very keen to know more or feel free to pass on his details in a PM if you like? I have been presented a few of these out of UK and States and currently undertaking DD as these are very hard to find in Aus.

    Without examples impossible to make fair comment. Could be DHA properties.

    Im not involved at all. My understanding some are builders exiting or liquidity issues and so on . Some are owned by family offices and looking to lighten books and keep portion and offload portion at particular stages of build.

    I doubt it. They work on % commission it would be in their best interest to sell to the highest bidder lol. And just cause they sell to investors doesnt mean that the investors are going to give them the PM business.
