Private certifier vs council certifier

    Hi All

    I'm looking at a studio or granny flat in my backyard. It seems private certifiers start at around 2K for a complying development approval where as Sutherland Council quoted $700. Can anyone tell me the difference and advise me of the pros and cons of both please, very new to this.

    Council is usually cheaper but takes longer.

    The less council has anything to do with your development the better. Paying a little more to a PC is more than worth it imo.

    In my personal circumstance it would have been easier to go with council as my PC has been a complete waste of time and money. Generally speaking a PC will try and help make the process efficient with guidance and with a certain degree of leniency. Just make sure you choose the right one!
