Pre-settlement Inspection

    Hi All,

    My OTP 2/2/1 apartment will be ready for pre settlement inspection soon and I will have less than an hour to find issues. Any idea about the main things I should check or do at this stage?

    Get it professionally inspected. Are you a certified inspector?

    I would definitely have it inspected by a qualified person. A lot of people use handovers.com in my experience - note I have no association with them.

    I would challenge a time limit set on a pre settlement inspection. That just smells of them not wanting you to find something.
    Does your contract have in it that you have that time period to do it?
    I'd be getting a professional building inspector to make sure they aren't trying to get anything past you. They will test everything, take photos, report using the Building Code of Australia etc (well mine does).

    Surely you wouldn’t need more than 1 hour for a 2 bedroom apartment
