NSW PPOR for me and my toddler - feedback requested please

    Hello,

    I plan to buy a PPOR property later this year for my toddler and me with the view to stay long-term (16 years +).

    Key requirements
    - Up to $980k
    - 3 bedroom (or 2 + room sized study)
    - Good public schools (I'll live there through my kid's schooling years)
    - Decent public transport connection to CBD
    - Parks / Nature / Outdoors for the kiddo (or close and easy access to these).

    Shortlisted suburbs
    My preference is to remain in / near the Inner West.

    - North Strathfield
    - Strathfield
    - Concord West, Concord (if lucky)
    - Homebush (not West, though).
    - Ashfield, Croydon
    - Hurlestone Park
    - Earlwood
    - Dulwich Hill, Lewisham, Haberfield, Five Dock (highly unlikely but on the wishlist!)

    Feedback please
    While it's to be our PPOR, I'd still like capital growth over time. And I'm worried about the volume of new apartments around Strathfield and Homebush (Planned Precinct areas).

    If I buy in those areas, I'd steer away from the developments on Parramatta Road and the Strathfield Triangle, in favour of smaller, older blocks on quieter streets. I'd also go for a 3br, 2 bathroom and ideally 2 carspaces (at least 1 carspace).

    I'd really appreciate any feedback / thoughts on apartments in my shortlisted areas, especially North Strathfield, Strathfield and Homebush please.
