I don't think you could get 3bedder in those area with only 600k. Those areas are so overpriced.

with 900K you could get houses in preston and reservoir as well (think shopping centre, university - latrobe, RMIT) all the infra stuff and 10-12km to CBD. next to million dollar medians of thornbury, northcote and coburg.

i suggest you go check the sold prices or attend auctions. preston can still be bought below 1mil. or 900Kish. Reservoir - def - you can get a "Residential Growth Zone" property which is more prime than any of the other parts due to its zoning.

Also there're many parts to reservoir - edwarnes lake is not bad and there will be a lot of stuff happening with the reservoir station and broadway - properties on broadway which is in the growth zone are the ones that command the 1mil plus not exactly regent.

I did not say they are good or bad buys. To determine this, one needs to do some research and analysis. I just picked some random houses to show that you can buy townhouses in the area for $600k. Please note that buying brand new house you often pay a premium to the developer. Near new house you will not be able to claim depreciation for fixtures and fittings. Townhouses also have smaller land component compared to fully detached houses, have limited to no value-add potential.
