power pole 20% into the frontage of a block

    i thought that it should have been around 640-680K, due to a few issues. there is an easement and sewer pit at the right hand side and on the back. Did some due diligence calling yarra valley who confirmed it was not used and can be removed though it costs money to do so..Also heritage overlay HO95 which means any external painting requires a planning permit (cost additional $$) and in the NRZ2 (neighbourhood residential zone) which permits only dual occupancy but 80% site coverage. But yeah the bidders probably just wanted a house and a big backyard to extend or build a pool etc.

    I am looking at the property that is about 20m away from the high voltage pole and the lines are running across the backyard. Can anyone shed some light on the -ve points for buying this type of IP?

    High voltage lines over the backyard ? I doubt it, maybe close to it.

    High voltage lines will present many problems, I think your mixing up the line types though. So sort out exactly what they are.

    I went to see the house yesterday. It is an ex commision house, the lines that are connected to the poles are running across the backyard. It is 700sqm block. Not sure if i should make an offer as the -ve points of buying this IP is unknown to me.

    I wouldnt buy it. Poles as per this discussion are normal and ok. Anything to do with high voltage power lines I would avoid.

    How high up in the air at the said wires, and how many? Is it connecting houses or the big steel strictures??

    Still looking in Barrack heights area but good stocks are gone quickly. I think the area is very hot.

    Real high voltage lines should not be over any property, ....

    How do you know they are high voltage ?
    If they do cross what you think is the property, how do you know the actual property boundaries ?
    If, indeed it is wires and it feeds other homes, it should not be crossing the property unless there is some agreement/easement or other

    Anyway, it is academic now I guess :)

    @dabbler - hv power lines can be run over private property - usually has an easement prohibiting construction below/within the easement.

    Yes, should be on contract if NSW, but I think the block would have to be pretty big too, it can't be near the back door !

    I thought you had to climb up and touch them..............with a multi meter. (don't do this)

    The block is about 700sqm. I have not seen the contract. I was concern after i saw the pole.

    Fair enough, I usually have looked at the contract before I see a place, or just after, in NSW you get a lot of info from a contract.
